Business Summary:  

Rock Creek Lakes Resort, first established in 1923, is a spectacular high Sierra Nevada mountain resort.  The resort has a general store, nationally recognized café, 11 rental cabins, boat dock, hydroelectric power plant, owner’s residence, and associated outbuildings. 

 One of the highest paved roads in California leads the Rock Creek visitor to a magical alpine setting over 10,000 feet in elevation. Surrounded by the John Muir Wilderness, with views of 13,000 foot peaks from anywhere in the canyon, this 20+ acres of Inyo National Forrest is about as far as you can get from the city’s hustle-bustle. Over 50 trout filled lakes are within a two hour hike or horseback ride from any of the canyon trailheads. Rock Creek Lake offers excellent fishing, boating, camping, and relaxing. For the angler, hiker, photographer, mountaineer, or nature loving urbanite, Rock Creek is a true gem among the treasures of the Sierra Nevada mountains. 

The resort is currently open from May through October. The cabins and store are opened as soon as they are accessible in May, and the boat rental operation begins when Rock Creek Lake goes ice-free, usually late May to early June. There is a tremendous opportunity in creating a year round resort environment.

General Information:

Year Established: 1923.  Under the same ownership for the past 26 years.
Employees:  2 full time; 6-8 part time. 
Facilities: Includes general store, café and year round residence with associated outbuildings. There are eleven (11) self contained cabins. Ninety five percent (95%) of the cabins are booked a year ahead by a very loyal customer base, mid-June thru Labor Day.  Cabins Also included is a rental boat facility on Rock Creek Lake with ten (10) boats, a public shower rental facility, a pure spring water system with state water rights, and a fully off the grid hydroelectric power plant with utility back-up power. All this located on 20+ acres of beautiful High Sierra terrain in the Inyo National Forest. 
Market Outlook:   Excellent!  During the last twenty five years, there has been a dramatic increase in the numbers of people visiting Rock Creek Canyon, and the Eastern Sierra region. This trend will undoubtedly continue in the future, as California and Western Nevada populations grow.

Growth/Expansion: To adequately serve the public during the next ten years, the following improvements and additions to the resort facilities have been proposed to and approved by the Forest Service: 

Construct five to ten more cabins in the vicinity of the existing rental cabins. There is an extensive waiting list for cabin openings during the summer months. 

Construct a motel or “hostel” building with 5 to 10 individual lodging units for single night stays. There is a demand in the canyon for simple overnight accomodations for backpackers and pack station customers to acclimate on their arrival for trips into the wilderness. This building could be placed either along the perimeter of one of the store parking areas, or on the lower cabin site area. 

Provide lodging and services during the winter.  The store, café, main residence and six cabins can be fully operational during the winter with little or no modification. Fully heated, deluxe housekeeping cabins in a snowed-in “backcountry” location is a unique offering. 

An expanded cafe dining area and kitchen facility is needed. Currently there is seating for 25. The store/cafe is overloaded with customers on busy days. Doubling the capacity would be desirable. The expansion for the kitchen and dining area can be off of the existing main building. 

Add a larger boat dock or an extension to the existing dock to accommodate 6 more rental boats. The addition of canoe and kayak rentals would also be very popular. 

Upgrade the hydro plant to tie into SCE’s grid to produce income from excess power generated.

To add an outfitter/guide in the future would be a logical service to include. Many requests for guided hikes and fishing instruction in the area have been made.

These improvements and more have been approved by the Forest Service.

About the Sale:
